​How to Rent with Us

1. View our Listings HERE.

2. Schedule a Showing with our Leasing Manager at 503-389-8827.

3. Apply Online. Each adult (18+) must submit a separate application.

4. Screening & Approval. Applications are processed once complete. Most decisions are made within 2–3 business days.

5. Lease Signing & Move-In. We coordinate lease signing, move-in funds, and key delivery.

Rental Requirements

Screening criteria are applied consistently and in compliance with Fair Housing laws.

Typical standards include:

  • Minimum credit score of 650

  • Verifiable income of 2.5–3x rent

  • Positive rental history

Costs & Fees

  • Application Fee: $55 per adult

  • Security Deposit: Typically equal to one month’s rent

  • Move-In Costs: First month’s rent + deposit

  • Pet Rent/Deposits: May apply

Pet Policy

Pets are negotiable. Up to two small dogs may be permitted with approval.

  • $30/month pet rent per pet

  • Dogs must not exceed 65 lbs full grown

  • Breed restrictions apply due to insurance requirements

Restricted breeds include:
Pit Bull types (American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Terrier, American Bulldog), German Shepherds, Akitas, Rottweilers, Boxers, Doberman Pinschers, Mastiff breeds, and Malamutes.

Assistance animals are accommodated in accordance with Fair Housing laws.

Utilities & Services

Utility responsibilities vary by property. Common arrangements include:

  • Tenants pay electricity & gas

  • Water/sewer may be shared

  • Owner typically pays garbage

  • Yard care varies by property

Maintenance & Repairs

Submit non-emergency requests through the resident portal.

Emergency issues (flooding, loss of heat in winter, electrical hazards) should be reported immediately via the emergency maintenance line.

Residents are responsible for basic upkeep such as light bulbs, cleanliness, and reporting issues promptly.

Lease Policies

  • Lease terms typically 12 months

  • Renter’s insurance required

  • Non-smoking properties

  • Written approval required for alterations

  • Residents are expected to respect neighbors and community standards
